The Assessment Your Council, Solicitor or Insurer Will Accept

Selling a Flat
Conveyancers and lenders now routinely ask for the block's current fire risk assessment before exchange. If the management company has one, ask them for it. If not, we assess the common parts (Type 1), report within 48 hours, and address the certificate so the solicitor can file it. From £475.
HMO Licensing
A licensable HMO needs a fire risk assessment the council can rely on, and the council will look at the escape route, detection, fire doors and the kitchen. We assess the whole house, tell you which items are licence conditions and which are good practice, and give you the certificate for the application.
Renting a Single Flat
For a flat let to one household the duty usually sits with whoever controls the common parts, not the individual landlord. If you are being asked for an assessment of the flat itself, talk to us first; you may not need one, and we would rather tell you that than take the fee.
Insurance
Insurers increasingly make a current fire risk assessment a condition. The report is written to be read by an underwriter: what the risk is, what mitigates it, what you have been told to do and by when.
